04Why modular
Add modules instead of building one large warehouse
Vertical farms fall into warehouse, single-container and modular types. N.THING chose to bolt standardised modules together in parallel — lower upfront cost and lead time, and when one module has a problem you isolate and sanitise just that module.

05Deployment
If you have a site, it can be built
A November 2024 amendment substantially widened where vertical farms may be built in Korea, clearing much of what used to block deployments at the first step.
Regulatory change
Effective November 2024
Jointly amended by the Ministry of Agriculture and the Ministry of Trade, Industry and Energy. Applicability varies with the site, so we check it together during review.
- Permitted on farmland
- Amended farmland legislation allows vertical farms of any form on designated agricultural land.
- Permitted in industrial complexes
- Building-type vertical farms may occupy any of 1,315 industrial complexes nationwide, including the Iksan National Food Cluster and 483 agro-industrial parks.
- Farmland preservation levy waived
- Vertical farms built on farmland are exempt from the farmland preservation charge.
- Longer temporary-use term
- For container-type farms, temporary use of farmland extends from 8 years to 16.
- VAT refund on equipment
- A VAT refund applies to core equipment — sensors, actuators, environmental controllers, nutrient systems and LEDs.
Based on the amendments effective 12 November 2024. Actual applicability depends on the site’s zoning and the local authority’s determination.

Remote monitoring, technical support and cultivation consulting continue after handover.
